Midas Property Diagnostic ®

The Midas Property Diagnostic® is a useful check-list for any property professional considering strategic or operational property planning for their company or organisation as well as addressing tactical issues such as lease breaks or rent reviews.

Originally designed for the London Development Agency's Business Link London, the Midas Property Diagnostic® has been developed for specific application for occupiers of commercial property.

The tool aids busy business, property or facilities managers to quickly identify the key business property-related issues that may be affecting their organisations and covers areas such as business planning, risk management, property management, property costs, statutory compliance, tenure and relationships.

The Midas Property Diagnostic® typically includes a half-day meeting with one of our experts. This may take place at your premises to understand your business, its drivers and the objectives of your organisation. If there are several sites or issues to be considered, follow up inspections may be identified and agreed upon.

The output from the process will be a Summary Report on the key property issues that affect your business. This will provide you with clarity on non-core business issues and enable you to make better informed decisions.

We will also provide you with an outline Action Plan addressing the opportunities available. The type of opportunities we usually recommend you take action on will be those that will provide you with a better platform from which to run your business, and which allow you to manage risks and opportunities that will deliver improved value to your business from property.

Midas Lease or Own Analysis

This strategic appraisal provides clients with a highly effective means of assessing their current property situation in relation to their business needs. The VRM offers a thorough evaluation and understanding of the strategic options specific to the clients' business needs and objectives. Drawing on our business, financial and property expertise and experience, this product provides a significant level of added value to aid management planning and informed decision making.

Midas Project Assignment

Clients also commission us to undertake specific project assignments depending on their strategic development plans and resourcing requirements. Projects may relate to relocation, business consolidation, budget planning, growth, property acquisition/disposal and business efficiency through to property and facilities outsourcing frameworks. They may be specifically concerned with business and commercial leases and commercial property search.

Midas Effective Relocation Process

We work in partnership with a number of our clients on a 'call in' basis, enabling them to take full advantage of our highly experienced team of property professionals. In this capacity we provide an invaluable independent, objective and flexible external resource, able to undertake strategic appraisal, project monitoring or 'hands on' co-ordination roles on a cost-effective basis. The process involves developing a strategy, incorporating most appropriate options, identifying relevant suppliers, timescale and budgets. We then coordinate the implementation of the agreed strategy on behalf of the management of the organisation in question.
