Cost-saving opportunities. While it might not all be about cost, when devising property solutions, we always try to identify ways of reducing costs which will ultimately impact the bottom line. This could involve, for example, following a portfolio review, disposing of surplus space or negotiating lower business rates, or reducing energy costs following an energy audit. Considering relocation opportunities ahead of time can often allow for improvements in productivity through better use of space and work practices.

Managing risk. Property is a non-core risk for many of our clients. Understanding what the risk issues are, what the appropriate management mechanisms might be, and the relevant costs, helps our clients focus on what they need and what they do best.

Timely advice. Property decisions take a considerable time to evaluate and execute. Clearly, we can help our clients have the most impact if we are brought into the decision-making process early. However we always seek to ensure that our clients make the best decision with the time and resources available.

We work in partnership with our clients and their executive, operations, finance or facilities and property managers, as well as their advisers on an ongoing basis.

At the same time, we look to foster relationships with landlords and third parties to achieve solutions beyond the usual transaction/contract-based norm.
